The Design Build team typically consists of the Client, Design Build firm, Interior Design Consultant/Engineers, and Design Build Contractors and Suppliers. Having all parties involved at the early stage of a process allows each one share their ideas for creative and innovate solutions, which can lead to faster project delivery and achieve the best cost value. This single entity then guides Management and the Board of Directors through the three phases of a refurbishment project: design, budget and construction execution. What is included in a Design Build in terms of all services? Reserve Fund Analysis and Site Assessments are just the start of a three-phase process. Phase one is Design. The client receives a Completed Design with Industry recognised Designer, which include concept-boards, renderings, working drawings, preparation, documents and presentations. Second stage is the Budget. This stage includes estimates and final construction budgets. Using a Design Builder allows a team to find the best product choices to work within a defined budget. The final stage is the Construction Implementation that includes site preparation, subcontracting for required trades and assessment and evaluation, construction management, construction supervision, safety policy and procedures, bonding, errors and omissions insurance of those trades, warranties, design delivery and a turn over package.
